After researching my findings are anywhere from 1 to 3 years after depending on the wear and tear. The sealcoating will keep the asphalt black looking new and Black. After a few applications it gets slippery due to sealcoating material filling voids between stones in the asphalt. • The cost is an additional $75,620. I suggest we wait and see and as the years go by make the decision after careful monitoring. Please let me know how you want to proceed with the sealcoating or we can discuss when your visit LSJ. I am also looking into other options and will update you by Friday. Best, Leighton From Black Diamond paving; Misconception — A brand new asphalt surface needs to be sealcoated right away to "protect your investment." Reality — Sealcoat replenishes the top layer of oil to prevent the asphalt from becoming brittle and it prevents and combats raveling (fine aggregates coming loose from the surface). An entirely brand new asphalt surface needs neither. We typically recommend that the surface be sealcoated before the first signs of raveling (loss of fine aggregate from the surface), which is usually anywhere from 3-8 years from new.
