I will try to explain the Palmeraie market and to justified the asking price (55
million €).
1) Naked plot price on the Circuit de la Palmeraie is 1 000 000 € / hectare
(around 5 millions € for the whole plot)
2) You have a fantastic garden, 20 years old, with 6 wells, 7 richly decorated
exterior pavilions, 60 marble fountains and
Roses 1 200 units
Cypress 100 units
Olive trees 286 units
Citrus trees 150 units
Traditional palm trees 1 950 units
Phoenix palm trees 125 units
3) The palace is a real monument, probably the most wonderful Arabo-
andalou construction in Morocco and may be in the whole Arabic world. It
is a real replica of Alhambra palace in Granada, with fantastic handcraft,
14 m high ceilings, gold painted walls, etc. ...
4) The palace is in the same class than Bab Atlas property, sold two years
ago for more than 70 million € to the Emir of Qatar. But this property was
not in the heart of the Palmeraie and his former owner agreed himself
that Bin Ennakhil Palace is incomparable.
5) Only very few people visited this property. No picture or movie can show
the real exquisite quality of this monument. It needs really a visit.
6) For 5 or 6 million €, you can find some average properties in the
Palmeraie (1 000 m2 on 1 hectare), with normal modern handcraft.
7) Bin Ennakhil would be a very exclusive investment as to purchase the
Joconde, for a real art lover. The second is unfortunately not on the
