Moens has the Saul house at 101 El Mirasol listed at $15 but claims $12.5 will take it. It is a yellow Bermuda 5800 sf one-story on 115' at the end of a cul-de-sac. It abuts 6 Via Los Incas. I've been through it three times and think it is a good buy. It is smallish but an existing 2nd fl staff wing could easily be enlarged. It would be the cheapest direct ocean and in nestled between a $20M (Healey) and a $30M (Asper). There is a lot (Kubani) between it and Asper.
