The only thing I do not like is that it is sale as is — with the exception with the passenger elevator that currently does not
work and that seller will repair to operating condition.
I would suggest that fit is not sale as is — but rather with a punch list of things that need to be fixed/repaired.
If sale is as is — than price is lower.
