I have attached the latest sketches for the main residence pool and living room. • We would like your comments on the three plan studies for the living room level, sent out earlier this week (Options A, B & C). • We prepared preliminary layouts for the pool level and the intermediate balcony, with the larger column spacing. We also moved the stair from the balcony down to the pool. These would be adjusted slightly depending on which upper level plan we go with. We are now working on some sections to study overall heights. As soon as we have a direction on the upper level, we will prepare some 3D model views. Option A: • This plan is similar to what we discussed, and your faxed sketch. • We shifted the support building to be centered with the new living room. • We opened up the walkway leading from the main residence to the new spaces. • We are concerned about the overall size of the new living room with the added enclosed gallery space; it's about 50' x 40'! • This plan may also require us to shift a portion of the roadway, but I do not think we have room at that area. I think the drop off on the north side of the road is pretty steep. Option B: • This combines the support spaces and living room into one building, and re-aligns them similar to what we discussed. • This building also feels very large; it's about 70' x 30' • We also kept the small building north of the office, but it could be omitted, and the courtyard expanded. Option C: • This scheme seems to be the most efficient for overall building massing. • We would expand the existing office, and create bathrooms, crafts, support, etc. EFTA00900567 • The living room would stand on its own, t 30' x 50'. • We may create a larger veranda on the west side of the living room. • We do need to address the much larger deck on the east. This is the roof over the pool area. We do not think it should all be deck; perhaps a small part sheltered deck with "lookout" area (like the opposite side of the garden), and the rest landscape or roof over the pool below. Please let me know your thoughts. We are working on the lower level plan diagrams for the pool and balcony.
