lines to the residence and wanted to be sure that no future housing
developments would be going in that would have a view of their home.
Maxwell and Marshall also stated it was important to them to have Internet
access and the access to fiber optics to the house. The group at large
discussed things to do in the area such as skiing and snowmobiling. The

next door. Maxwell and Marshall wanted the equipment located at the
property included, such as the backhoe (for plowing), snowmobiles and ATV's,
but not the furniture. Maxwell noted that before she could move in, she
wanted certain things updated, such as tiles and the bathroom. Before the
group departed the first showing the potential buyers asked what she
thought they should offer and told them approximately $1,100,000.00
Maxwell and Marshall stated they were currently staying in Ascutney,
Vermont, and were looking to move quickly. Both mentioned driving through
Claremont (NH) on their way to the showing that day. Marshall advised that
he had found the residence they were looking at on the Internet and
website. Maxwell and Marshall inquired that if they made a cash

accompanied by Maxwell, so they could have a better understanding of what

safety reasons. Marshall and Maxwell arrived prior to , and

perimeter of the property looking for trails since they could not do the ATV
tour. walked the clearings immediately adjacent to the main

same.
On or about 11/06/2019, Maxwell and Marshall made an offer on the
property in question. IN doing so they requested a 3 day closing, which had
to be modified while their law firm in Boston created the previously

the owner regarding price for the residence and equipment to be included an
inspection was scheduled in the following weeks.

"wife" (Maxwell) was at home taking care of their boys and could not make
the inspection. noted that Skippy appeared to be using one of the
phones Maxwell had previously utilized. Skippy had three phones with him,
one of his own, one belonging to Maxwell, and a British cell phone.
advised that when she would text with Maxwell after this point, sometimes
Maxwell would respond but other times Skippy would be the one responding
from her phone. noted that when she communicated directly with
Maxwell, Maxwell was frequently not available and when she was the
conversation was short and quick.
During the inspection several topics were discussed related to
modifications needed to be made to both houses on the property, but
