KUKI'O
Kona Coast, Hawaii
We created a world-class golf and beach club community true to early Hawaiian tradition
and aesthetic and deeply respectful of the ancient culture. The firm designed a complete
660 acre (270 ha) private beach club and golf community with an 18-hole Fazio course
on the spectacular Kona Coast of the Big Island. Our client was a group made up of
Discovery Land, Crestbrook Partners, Terrabrook, the Getty Trust and Hawaii Land
Company.
At the heart of this community is a Tom Fazio-designed course with a 34,000 square foot
(3,150 sm) clubhouse as well as a lodge, indoor/outdoor-spa, dining pavilions, beach
bar and fully serviced cottages. The architecture incorporates the best of the traditional
Hawaiian materials and construction methods, including state-of-the-art thatched roofs.

Los Cabo; Mexico
For El Dorado, The Discovery Land Company commissioned us as planners
and architects for the golf dub complex, gatehouse, pro shop, sales pavilion,
dining, children's center, fitness, beach clubhouse and spa. This private beach
and golf community sits on 520 acres (210 ha) of beachfront, ocean view and
desertscape, with an 18-hole Jack Nicklaus-designed private golf course. We
are currently designing a series of new member condominium buildings that
leverage the beach club and create new for-sale opportunities that extend the
experience of this resort setting.

HACIENDA
Cabo San Lucas, Mexico
In Cabo San Lucas, Mexico, Hart Howerton worked with Starwood Capital and the Koll
Company on Hacienda, a 22 acre (9 ha) oceanfront community located on the former
Hacienda Hotel site. Perched on 1,300 feet (400 m) of beautiful white, sandy beaches,
the resort has an expansive view of the Sea of Cortez and Lands End. It features a premier
beach club with indoor/outdoor dining terraces, wine cellar, palapa bar, full treatment spa
and fitness facilities, pools and a generous lawn for events. Accommodations range from
intimate one-bedroom floor plans to extravagant penthouses and four-bedroom beachfront
villas. All club residences are terraced to allow spectacular ocean or marina views, and
most have private raised garden terraces with infinity edge pools and access to the beach.

THE ISLAND HOUSE
Nassau, Bahamas
The Island House, a new boutique hotel in Nassau, opened to critical acclaim in Spring,
2015. We worked with the owners, a family office, to help structure their business plan
and create a financially sustainable operation outside the gates of Lyford Cay Club. We
also the architects and landscape architects for the 30-key hotel, including a spa, cinema,
and rooftop restaurant overlooking the marina at Lyford Cay.
The Island House was named one of Travel + Leisure's Best New Beach Hotels of 2015 and
won Best of Year Awards from Interior Design for best Resort Hotel and best Fitness Facility

PEARL ISLAND
Pearl Island, Panama
We are the master planners, architects and sustainable development strategists for Pearl
Island, a 1,466 acre (590 ha) island 50 miles (80 km) south of Panama City in the Pacific
Ocean. The third largest of the 200 island Archipelago las Perks, Pearl Island is home
to one of the world's most significant marine bird nesting populations, numbering in the
tens of thousands. Smithsonian archaeologists are currently uncovering human artifacts
as old as 5,000 years, contributing to a rich cultural legacy that has continues through
today. As designers of the complete resort, including a Ritz Reserve hotel, related for-
sale condominiums, casitas and villas, marina, beach club and the community landscape,
we have taken advantage of these unique assets, integrating the development into the
natural setting and putting more than 77% of the island into permanent conservation.
We are also the architects for Pearl Island's first hotel, a Ritz-Carlton Reserve surrounded
by pristine beaches and extraordinary• marine environments. The Reserve will feature an
open-air resort with 80 intimate rooms and a range of luxury amenities including a lavish
spa, private beach club, three swimming pools and three restaurants, as well as access to
a world-class marina, dive and fishing village and equestrian center.

ROYAL ISABELA
Isabela, Puerto Rico
We provided master planning and architectural services for the resort, residential,
and club amenities for the new Royal Isabela resort in Puerto Rico. Working
with golf course architect David W. Pfaff, we created a vision for a sustainable
resort and residential community that blends architecture with nature to protect
the spectacular landscape.
We also developed the detailed building and landscape design for the Gatehouse,
Golf Club, Casitas, and Library Restaurant. We designed "The Villas" as a
neighborhood of golf residences adjacent to the Clubhouse overlooking the
9th fairway.

SINGITA
Seychelles
On the Island of Farquhar in the Seychelles we are working with the Seychellois
Government and Singita to develop a vision to create a 200 square kilometer
marine sanctuary supported by a 56 room Singita lodge and 15 private villas.
A 10,000 sf spa, a marine research institute and a specialized art gallery will
he part of the program. The spectacular atoll is home to a unique and diverse
marine and ecosystem. A conservation trust has been conceived as a public/
private joint venture and will be the vehicle to manage and maintain this unique
natural setting.

SERENGETI NATIONAL PARK
Tanzania
We were engaged by the Frankfurt Zoological Society in conjunction with the Tanzanian
National Parks Authority (TANAPA) to conduct a strategic analysis of the Serengeti's
tourism and development policies as they relate to current global tourism trends, identify,
a sustainable long-term conservation and tourism model, and repositioning the Serengeti
and Tanzania within the high-end market sector for this 3.75 million acres (1.5 million
ha) of the Serengeti National Park.
Hart Howerton and The Frankfurt Zoological Society received an Honorable Mention
for the 2009 Honorary Susrainability Award presented by the International Economic
Development Council for our work in the Serengeti National Park, Tanzania — the World's
#1 Natural Heritage Site. This award category was for a project that will have a positive
impact on more than 200,000 people.

PALMETTO BLUFF
Bluffton, South Carolina
Our master plan for the owner/developer Morgan Stanley and Duke Energy's Crescent
Resources included a village center, four residential neighborhoods with over 800 home
sites, a Spa, a new Golf Club serving as a gathering place for the Jack Nicklaus Signature
Golf course and a fitness center with exercise studios, pool and tennis courts.
The Inn is "'The Gathering Place" for the entire resort, operated by Montage. Located
alongside the village square, the River House provide guests with a fine dining venue, a
relaxing screened porch to view the ever-changing marsh, and a private wine cellar and
party room. The architecture reflects the low country style at Palmetto Bluff. Additional
facilities on the second floor caters for wedding parties and private meetings.

THE HACIENDA AT SANTA LUCIA PRESERVE
Carmel, California
I larc I lowerton detailed and guided the restoration of the 1920s grand Spanish Colonial I lacienda as the
heart of the new Santa Lucia Preserve, where members of the community gather and entertain. Eleven luxury
guest suites were revived in the authentic, elegant style of hospitality in which it was built. The I lacienda's
patio defines California outdoor living. Iron gates and grill work were adopted from historic designs.

ESTHER'S ISLAND
Nantucket, Massachusetts
We were the master planners, architects, and landscape architects for this private residence off
the coast of Nantucket, on the remote Esther's Island. Completed in 2010, the compound of
cottages on Esther's Island is deferential in its design to the coastal traditions of the island.
With an Integrated Project Planning approach, construction specialists, energy experts
and designers all collaborated to develop comprehensive green solutions to the project
following LEED for Homes Gold Standards. The house uses multiple alternative clean
energy sources, a state-of-the-art septic system and leaching held, water efficient fixtures,
and renewable or reclaimed materials. With no access to utilities, a wind turbine and
solar arrays provide the compound with 90 percent of its energy (propane is used for
cooking and limited back-up for supplemental heating). The vertical-axis turbine, which
spins like a barber's pole, is efficient in low wind, quieter and a better neighbor to birds
than a windmill.

East Hampton, New York
This large estate embraces a varied landscape of ocean beaches, dunes, a forest,
fields, and manicured lawns and gardens. Inspired by the great collaborations of
Frederick Law Olmsted with the leading architects of his era, the house and its
outbuildings — a guest house and party barn, tennis court, swimming pool and
pavilions — nestle in the picturesque landscape.
