-exterior patio pavers that leads out of living room needs replacing at rear of home, it's a garden area, $5k
-extra money would help with Property taxes.
These are just my rough estimates, I had tremendous plans to Contemporizes this home with flare.

My improvement punch list consisted of:
-exterior Paint
-interior Paint

-new flooring entire upstairs since, artificial Perga flooring was used, which includes 3 upstairs bedrooms.
-install mini Home theatre in upstairs room.
-several chandeliers, interior lighting since buyer removed 3 of them.
-landscaping by pool

-drain pool and pressure clean Pebble tech Finish.

When I sell my Hobe Sound I was planning to use those funds to furnish, update and paint the new
